Does ZTC produce modular homes?

 Modular or volumetric element house construction involves producing entire modules in the factory and transporting them to the building site. 
 ZTC, however, manufactures buildings using a panelized system—walls, roof, and floor elements are prefabricated and assembled on-site. 
 Each timber frame construction system has its own advantages and limitations.
   

How much does delivery cost?

      Our building sets are produced in Latvia and delivered to the site via road transport or by ship when necessary.
      Typically, a fully finished house may require one truck per 30–40 m² of floor area. However, this can vary depending on:
  
  • Thermal insulation requirements
  • Type of facade cladding
  • Architectural complexity
  • Packing method and logistics

What is included in a ZTC building set?

The standard ZTC package includes:

    • Panelized wall, roof, and floor elements
    • Siding and sheathing materials
    • Thermal and other insulation materials
    • Roofing components
    • Rain gutters, downpipes, and external windowsills 
    • High-quality wooden windows and doors
    • Delivery to the site
    • Installation services

    Interior finishing can be included depending on the project scope.

    How long does it take to build a prefab house?

     A single-family house project typically involves:
        
    • ~2 months for production and installation drawings
    • ~1 month for factory production
    • ~1 month for exterior assembly on site
          The total timeline may vary depending on project scheduling, permitting, and client readiness. All terms are agreed upon in the contract.
       

    What is the lifespan of a prefabricated wood house? 
     ZTC timber frame homes are built to last at least
    50 years. With regular maintenance and proper care, they can serve families for generations.

    What kind of foundation does a prefab wood house need?

    The foundation type depends on soil conditions. Since timber houses are lighter than masonry, foundations generally cost less. 
     It's essential that the foundation is level and even to ensure efficient installation without additional adjustments.
     

    An architect has designed my home. Can you manufacture it?

    Yes! If your architect has completed the full set of architectural drawings, we can convert them into timber frame manufacturing drawings and begin production.
